1. Application

1. These terms apply to everyone who uses this Site. By using this Site, you are deemed to agree to these terms.

2. These terms do not apply to bookings or stays at ACOE accommodation. For the conditions of a booking and stay, please see the terms of the site through which you booked.

3. Any agreement with the Company, such as for operating a property on an owner's behalf, is governed not by these terms but by the individual contract concluded for it.

4. The Japanese version of these terms is the original, and the English version is a translation for reference. If the two differ, the Japanese version prevails.

2. Copyright and trademarks

1. Copyright and other rights in the text, photographs, diagrams, illustrations, video, logos and other content on this Site ("the Content") belong to the Company or to their rightful holders.

2. The ACOE name and logo shown on this Site are trademarks of the Company or of their rightful holders.

3. Except as permitted by law, such as copying for private use or quotation, you may not copy, republish, modify, distribute, sell or otherwise use the Content, or use the trademarks in paragraph 2, without our permission.

3. Prohibited conduct

When using this Site, you must not:

(1) break the law or act against public order and morals;

(2) infringe the copyright, trademark rights or other rights or interests of the Company or any third party;

(3) impersonate the Company or any third party, or give a misleading impression of a connection with the Company;

(4) damage the reputation or credibility of the Company or any third party;

(5) interfere with the operation of this Site (for example, by unauthorised access, placing an excessive load on the server or sending harmful code); or

(6) do anything comparable to items (1) to (5).

4. Disclaimer

1. Information on this Site may be changed or removed without notice, and this Site may be suspended or closed without notice.

2. We work to keep the information on this Site free of errors, but we do not guarantee that it is accurate, complete or up to date.

3. Photographs of accommodation on this Site are examples. Actual facilities and interiors may differ between properties and over time.

4. Information on this Site is provided to introduce our business. It is not an offer to enter into a contract, a solicitation of investment or individual advice, and it does not guarantee any income or return.

5. We are not liable for any loss or damage arising from the use of, or inability to use, this Site, unless it is caused by our wilful misconduct or negligence.

6. Where the loss or damage in paragraph 5 is caused by our negligence (other than gross negligence), our liability is limited to the direct loss or damage actually suffered that would ordinarily arise.

1. Except as set out in paragraph 2, you may link to this Site without our permission and without telling us first. Please link to the top page (https://seiraigroup.jp/).

2. Please do not link in a way that suggests a partnership with or endorsement by the Company, or that displays this Site as part of another site (for example, within a frame), and please do not link from a site whose content breaks the law or offends public order and morals.

3. We may ask for a link to this Site to be removed.

4. Where this Site links to websites or services run by others, their operators' own terms apply when you use them. We are not responsible for content on those sites that we do not control.

If any provision of these terms, or any part of one, is held invalid or unenforceable under law, the rest of these terms remains in effect.

8. Governing law and jurisdiction

1. These terms are governed by and interpreted in accordance with the laws of Japan.

2. Any dispute with the Company concerning the use of this Site shall be subject to the exclusive jurisdiction of the Tokyo District Court as the court of first instance.

9. Changes to these terms

1. We may revise these terms when necessary.

2. When we revise them, we will post the revised terms and the date from which they apply on this page before that date. The revised terms apply from that date.

3. When these terms have been revised, the date of the latest revision is shown on this page.
